Job Description

Hiring.zycto is searching for an experienced and diligent Building Inspector to bolster our team in Dean Village, Edinburgh. This full-time position offers a unique opportunity to play a pivotal role in upholding building standards and ensuring the safety and quality of construction projects throughout one of Scotland’s most historic and dynamic cities. As a Building Inspector, you will be on the front lines, conducting thorough inspections of residential, commercial, and industrial properties at various stages of construction and alteration. Key Responsibilities

  • Conduct comprehensive on-site inspections of new and existing buildings, including renovations and alterations, at various stages of construction.
  • Verify compliance with all relevant Scottish Building Regulations, national standards, zoning ordinances, and approved plans and specifications.
  • Identify and document code violations, structural deficiencies, safety hazards, and other non-compliant conditions.
  • Interpret construction drawings, specifications, and technical documents to ensure accurate assessment.
  • Provide expert advice and guidance to contractors, developers, property owners, and other stakeholders regarding code requirements and corrective actions.
  • Issue notices of violation, stop-work orders, and final approvals as required.
  • Maintain accurate and detailed records of all inspections, communications, and project progress using digital systems.
  • Collaborate effectively with other departments, planning officials, and external agencies as necessary.
  • Stay current with changes in building codes, construction technologies, and industry best practices through ongoing professional development.
  • Respond to public inquiries and complaints related to building standards and safety.

Required Skills

  • Proven experience (minimum 4 years) as a Building Inspector, Building Control Surveyor, or in a related construction compliance role.
  • Extensive knowledge of Scottish Building Regulations, relevant British Standards, and local planning policies specific to Edinburgh.
  • Strong understanding of construction methods, materials, structural principles, and services (e.g., electrical, plumbing).
  • Ability to accurately interpret complex blueprints, architectural drawings, and technical specifications.
  • Excellent analytical and problem-solving skills with a keen eye for detail and potential issues.
  • Exceptional communication and interpersonal skills, both written and verbal, for effective stakeholder engagement.
  • Proficiency in using inspection software, reporting tools, and standard office applications.
  • Valid UK driving license and ability to travel independently to various inspection sites across Edinburgh.
  • Demonstrated commitment to public safety, professional ethics, and upholding regulatory integrity.

Preferred Qualifications

  • HNC/HND or Degree in Building Surveying, Construction Management, Civil Engineering, Architecture, or a closely related field.
  • Professional membership with relevant bodies such as RICS (Royal Institution of Chartered Surveyors), CABE (Chartered Association of Building Engineers), or CIOB (Chartered Institute of Building).
  • Specific experience with historic or listed building inspections, particularly within a heritage-rich city like Edinburgh.
  • Advanced knowledge of health and safety legislation pertinent to construction sites.
  • Previous experience working within a local authority building control department or a private approved inspector company.
