Hiring.zycto is seeking a highly skilled and results-driven Asset Manager specializing in Real Estate to join our dynamic team in Calgary. This pivotal role will be instrumental in optimizing the performance and value of a diverse real estate portfolio, including properties situated within or adjacent to significant institutional landmarks like the Calgary Zoo. As an Asset Manager, you will oversee all aspects of property management from a strategic perspective, including financial modeling, lease negotiation, property maintenance oversight, and capital expenditure planning. You will be expected to possess a deep understanding of real estate markets, investment strategies, and regulatory compliance. Key Responsibilities
- Develop and implement comprehensive asset management strategies to maximize portfolio value and achieve investment objectives.
- Conduct detailed financial analysis, including budgeting, forecasting, valuation, and return on investment (ROI) calculations for all assets.
- Oversee lease negotiations, renewals, and tenant relations to ensure optimal occupancy and revenue generation.
- Monitor market trends, economic indicators, and regulatory changes impacting the real estate portfolio.
- Identify and evaluate opportunities for property acquisitions, dispositions, and capital improvements.
- Manage property operating expenses, capital expenditures, and financial reporting.
- Collaborate with property management teams to ensure efficient operations and adherence to performance standards.
- Prepare comprehensive reports and presentations for senior management and stakeholders on portfolio performance.
- Mitigate risks associated with property ownership, including legal, environmental, and operational factors.
- Ensure compliance with all relevant real estate laws, regulations, and company policies.
Required Skills
- Minimum 5 years of progressive experience in real estate asset management or a related field.
- Proven expertise in financial modeling, valuation techniques, and investment analysis.
- Strong understanding of real estate market dynamics, legal frameworks, and industry best practices.
- Exceptional negotiation and communication skills, both written and verbal.
- Proficiency in real estate software (e.g., Argus, Yardi, MRI) and advanced Excel.
- Ability to manage multiple projects concurrently and meet tight deadlines.
- Demonstrated strategic thinking and problem-solving abilities.
- Bachelor's degree in Real Estate, Finance, Business Administration, or a related discipline.
