Job Description

Hiring.zycto is seeking a highly motivated and experienced Condominium Property Manager to join our dynamic team in Apex, Iqaluit. This pivotal role involves overseeing the comprehensive management of a portfolio of condominium properties, ensuring operational excellence, financial stability, and exceptional resident satisfaction. As a Condominium Property Manager, you will be the cornerstone of our community, acting as the primary point of contact for condominium boards, residents, and vendors. You will bring a robust understanding of condominium governance and a proactive approach to property maintenance and management.

Your day-to-day will be diverse, encompassing everything from meticulously managing property budgets and financial reporting to coordinating with maintenance teams and overseeing capital projects. A critical aspect of this role is fostering positive relationships with residents, addressing their inquiries and concerns with empathy and efficiency, and ensuring a harmonious living environment. You will be instrumental in enforcing bylaws and declarations, ensuring all properties comply with local regulations and best practices.

Key Responsibilities

  • Oversee the daily operations and maintenance of assigned condominium properties.
  • Serve as the primary liaison between the condominium board, residents, and external vendors.
  • Prepare, manage, and monitor annual budgets, financial statements, and expense reports.
  • Coordinate and supervise routine maintenance, emergency repairs, and capital improvement projects.
  • Ensure strict adherence to condominium bylaws, declarations, and all relevant municipal and territorial legislation.
  • Promptly and professionally address resident inquiries, concerns, and complaints, fostering positive community relations.
  • Organize and facilitate annual general meetings (AGMs) and regular board meetings, providing accurate minutes and reports.
  • Negotiate, review, and manage vendor contracts and service agreements to ensure cost-effectiveness and quality service.
  • Develop and implement strategies to enhance property values, curb appeal, and overall resident satisfaction.
  • Conduct regular property inspections to identify and address maintenance needs and ensure compliance with safety standards.

Required Skills

  • Minimum of 4 years of experience in condominium property management.
  • Thorough understanding of condominium legislation, governance, and financial management.
  • Exceptional verbal and written communication and interpersonal skills.
  • Proven ability to manage budgets, financial reports, and maintain fiscal responsibility.
  • Strong problem-solving and decision-making capabilities, especially under pressure.
  • Proficiency in property management software (e.g., Yardi, MRI, Buildium).
  • High level of organizational skills and ability to manage multiple priorities effectively.
  • Valid driver's license and access to a reliable vehicle for property visits.

Preferred Qualifications

  • Certified Property Manager (CPM) or Registered Condominium Manager (RCM) designation.
  • Experience working with diverse community populations.
  • Familiarity with local building codes and regulations specific to Nunavut.
  • Bilingualism (English and Inuktitut) is considered a significant asset.
  • Bachelor's degree in Business Administration, Real Estate, or a related field.
