Are you an experienced Facilities Manager with a proven track record in managing complex building operations, ensuring compliance, and fostering a safe, productive environment? Hiring.zycto is seeking a highly motivated and detail-oriented Facilities Manager to oversee our vibrant operations in Mapperley, Nottingham. This pivotal role involves comprehensive management of all building services, maintenance, health and safety protocols, and operational efficiencies across our premises.
As our Facilities Manager, you will be the linchpin in ensuring our infrastructure supports our strategic objectives. You will be responsible for the seamless functioning of all mechanical, electrical, plumbing, and HVAC systems, alongside managing critical services such as security, cleaning, and waste management. Your expertise will be crucial in developing and implementing preventative maintenance schedules, overseeing repairs, and ensuring all works are completed to the highest standards and within budget.
Beyond the technical aspects, this role requires a strong leader who can effectively manage a team, cultivate strong relationships with external contractors and suppliers, and champion a culture of continuous improvement. You will be tasked with negotiating service contracts, monitoring contractor performance, and ensuring value for money in all procurement activities. A deep understanding of relevant health and safety legislation (e.g., COSHH, LOLER, Fire Safety) is paramount, as you will be instrumental in developing and enforcing robust H&S policies and procedures, conducting regular risk assessments, and ensuring a safe working environment for all employees and visitors.

Key Responsibilities
- Oversee all aspects of building maintenance and operations, including HVAC, electrical, plumbing, and structural systems.
- Develop, implement, and monitor preventative maintenance programs to ensure optimal facility performance and longevity.
- Manage and supervise external contractors, vendors, and service providers, ensuring adherence to contractual agreements and quality standards.
- Ensure full compliance with all health, safety, environmental, and fire regulations (e.g., COSHH, LOLER, Legionella, RIDDOR).
- Conduct regular facility inspections and risk assessments, implementing corrective actions as necessary.
- Manage facilities budgets, forecast expenditures, and identify opportunities for cost savings and efficiencies.
- Lead and motivate a small in-house facilities team, if applicable, fostering a collaborative and high-performance culture.
- Develop and implement emergency preparedness plans and procedures.
- Oversee space planning, office moves, and renovations, minimizing disruption to operations.
- Implement and champion sustainability initiatives, including energy conservation and waste management programs.
- Prepare comprehensive reports on facility performance, budgets, and project status for senior management.
- Manage security systems and protocols, ensuring a secure environment for personnel and assets.
Required Skills
- Proven experience as a Facilities Manager or in a similar senior facilities role.
- Demonstrable expertise in building systems (HVAC, electrical, mechanical, plumbing).
- Strong knowledge of UK health and safety legislation and best practices (e.g., IOSH, NEBOSH or equivalent).
- Excellent contract management and negotiation skills.
- Proficiency in budget management and financial reporting related to facilities.
- Exceptional leadership, communication, and interpersonal skills.
- Ability to manage multiple projects simultaneously and prioritize effectively.
- Strong problem-solving and decision-making abilities.
- Proficient in Microsoft Office Suite (Word, Excel, PowerPoint).
Preferred Qualifications
- Relevant professional qualification (e.g., IWFM Level 4 or higher, BIFM).
- Degree in Facilities Management, Building Services, Engineering, or a related field.
- Experience with CAFM (Computer-Aided Facilities Management) software.
