Job Description

Hiring.zycto is seeking a highly skilled and dedicated Property Maintenance Supervisor to lead our on-site maintenance operations for a diverse portfolio of residential and commercial properties located conveniently near the Sheppard Subway station in Toronto. This pivotal role demands a seasoned leader passionate about upholding the highest standards of property care and tenant satisfaction. Key Responsibilities

  • Lead, mentor, and supervise a team of maintenance technicians, including scheduling, performance management, and training.
  • Develop, implement, and oversee comprehensive preventative maintenance programs for all building systems (HVAC, plumbing, electrical, structural, etc.).
  • Manage and prioritize maintenance requests, ensuring timely and efficient resolution while maintaining high quality standards.
  • Conduct regular property inspections to identify maintenance needs, assess risks, and ensure compliance with safety and building codes.
  • Oversee procurement of supplies, materials, and equipment, managing inventory and controlling departmental expenditures within budget.
  • Coordinate and oversee external contractors and vendors for specialized repairs, renovations, and projects, ensuring quality and adherence to specifications.
  • Respond promptly to emergency maintenance situations, often outside regular business hours, and effectively mitigate potential issues.
  • Maintain accurate records of all maintenance activities, work orders, inspections, and equipment repairs.
  • Foster strong tenant and resident relations by addressing concerns professionally and ensuring a high level of service.
  • Ensure all maintenance activities comply with health and safety regulations, environmental standards, and company policies.

Required Skills

  • Minimum 5 years of progressive experience in property maintenance, with at least 2 years in a supervisory role.
  • Proven leadership and team management abilities.
  • Strong technical knowledge of building systems, including HVAC, electrical, plumbing, and structural components.
  • Excellent problem-solving and troubleshooting skills.
  • Ability to read and interpret blueprints, schematics, and technical manuals.
  • Proficiency in using maintenance management software (CMMS) and basic computer applications.
  • Valid G-class driver's license and access to a reliable vehicle.
  • Exceptional communication, interpersonal, and organizational skills.
  • Ability to work independently and as part of a team in a fast-paced environment.
  • Strong understanding of health and safety regulations and building codes.

Preferred Qualifications

  • Post-secondary education or trade certification in a relevant field (e.g., HVAC, electrical, plumbing, building maintenance).
  • Experience with budget management and vendor negotiation.
  • Knowledge of local bylaws and regulations related to property maintenance in Toronto.
  • First Aid and CPR certification.
  • Experience with sustainability initiatives in property management.
