Key Responsibilities
- Perform routine and preventative maintenance tasks on apartment units and common areas.
- Respond promptly and efficiently to resident service requests, ensuring timely resolution.
- Diagnose and repair issues related to plumbing (leaks, clogs), electrical systems (outlets, light fixtures), HVAC systems (heating, air conditioning), and various appliances.
- Prepare vacant units for new residents, including painting, minor repairs, and ensuring all systems are in excellent working order (turnovers).
- Conduct regular inspections of the property to identify and address potential maintenance concerns before they become major issues.
- Maintain accurate and detailed records of all maintenance work performed, including parts used and hours expended.
- Ensure all work is performed in compliance with health and safety standards, company policies, and relevant building codes.
- Participate in an on-call rotation for after-hours emergency maintenance requests.
- Assist with grounds keeping, snow removal, and general upkeep of exterior areas and amenities as needed.
- Collaborate with property management staff to prioritize tasks and ensure resident satisfaction.
Required Skills
- Minimum 3 years of proven experience in apartment or residential property maintenance.
- Demonstrable proficiency in multiple trades, including electrical, plumbing, carpentry, and HVAC systems.
- Strong troubleshooting and diagnostic abilities across various building systems.
- Excellent communication and interpersonal skills, with a focus on resident satisfaction.
- Ability to work independently with minimal supervision and manage multiple tasks effectively.
- Valid Ontario Class G driver's license and a clean driving record.
- Physical ability to lift heavy objects, climb ladders, and perform manual tasks in various weather conditions.
Preferred Qualifications
- Relevant certifications in HVAC, electrical, or plumbing (e.g., G3, G2, ODP, 309A).
- Experience with property management software (e.g., Yardi, RentManager, BuildingLink).
- Knowledge of local building codes and safety regulations specific to multi-residential properties.
- High School Diploma or equivalent; technical vocational training is a strong asset.
