Hiring.zycto is seeking an accomplished and highly motivated Property Developer – Professional to join our dynamic team in Calgary. This pivotal role involves the full lifecycle of property development, from initial conception and feasibility studies through to project execution and handover. As a Professional Property Developer, you will be instrumental in identifying lucrative land opportunities, conducting rigorous due diligence, financial modeling, and securing necessary entitlements. You will lead complex projects, collaborating closely with architects, urban planners, engineers, and legal teams to ensure projects are delivered on time, within budget, and to the highest standards of quality and sustainability.
This position requires a strategic thinker with a deep understanding of the Calgary real estate market, regulatory frameworks, and construction processes. You will be responsible for managing multiple projects concurrently, negotiating with landowners, contractors, and investors, and presenting comprehensive reports to senior management and stakeholders. The successful candidate will possess exceptional problem-solving skills, a keen eye for detail, and the ability to navigate challenges with innovative solutions. Key Responsibilities
- Lead the full lifecycle of property development projects from inception to completion.
- Conduct comprehensive market research and feasibility studies to identify viable development opportunities.
- Perform rigorous financial modeling, risk assessment, and investment analysis for potential projects.
- Manage land acquisition processes, including site selection, due diligence, and negotiation.
- Oversee zoning, permitting, and regulatory approval processes with local authorities.
- Coordinate and manage multidisciplinary teams, including architects, engineers, contractors, and consultants.
- Develop and maintain project budgets, schedules, and quality control standards.
- Negotiate contracts with vendors, contractors, and service providers.
- Prepare and present detailed project reports, proposals, and presentations to internal and external stakeholders.
- Monitor construction progress, ensuring adherence to design specifications, budget, and timeline.
- Foster strong relationships with community groups, government officials, and industry partners.
- Identify and implement sustainable development practices and innovative technologies.
Required Skills
- Minimum 6 years of progressive experience in property development or real estate investment.
- Proven track record of successfully managing complex property development projects.
- Strong understanding of real estate financial modeling, investment analysis, and valuation.
- In-depth knowledge of local zoning bylaws, planning regulations, and permitting processes in Calgary.
- Excellent negotiation, communication, and presentation skills.
- Proficiency in project management software and Microsoft Office Suite (Excel, PowerPoint, Word).
- Bachelor's degree in Real Estate, Urban Planning, Business, Finance, or a related field.
