Job Description

Hiring.zycto is seeking a proactive Property Manager – Rentals & Maintenance to oversee our diverse portfolio in Digbeth, Birmingham. You’ll manage the full tenant lifecycle, from leasing to renewals, and ensure properties are impeccably maintained and compliant. As the key liaison between tenants, contractors, and owners, you’ll resolve issues swiftly and foster positive relationships. This role demands a strong understanding of property law, meticulous attention to detail, and a commitment to delivering exceptional service. Key Responsibilities

  • Manage a portfolio of rental properties, ensuring high tenant satisfaction and occupancy rates.
  • Oversee the entire tenant lifecycle: from initial inquiries, property viewings, lease agreements, and renewals to efficient end-of-tenancy procedures.
  • Coordinate and manage all property maintenance, repair work, and refurbishment projects, diligently sourcing reliable contractors and ensuring work is completed to the highest standards and within allocated budgets.
  • Conduct regular, thorough property inspections to proactively identify maintenance needs, ensure full compliance with all health and safety regulations, and verify optimal property condition.
  • Promptly and professionally address all tenant inquiries, concerns, and complaints, striving to foster positive and lasting relationships.
  • Efficiently manage rent collection processes, handle arrears, and oversee the financial aspects of the portfolio, including meticulous budget management and comprehensive reporting to property owners.
  • Ensure all managed properties fully comply with relevant UK housing laws, landlord-tenant regulations, and crucial safety standards (e.g., gas safety, electrical safety, Energy Performance Certificates).
  • Effectively market vacant properties through high-quality photography, compelling listing creation, and conducting professional property viewings.
  • Maintain accurate, up-to-date records and comprehensive documentation for all properties, tenants, and maintenance activities.
  • Prepare detailed performance reports, outlining occupancy rates, maintenance costs, and financial forecasts for key stakeholders.

Required Skills

  • Minimum of 3 years of demonstrable experience in property management, specifically focused on rentals and maintenance.
  • Solid knowledge and practical understanding of UK landlord-tenant law, housing regulations, and health & safety standards.
  • Exceptional organisational abilities and superior time management skills, with a proven capacity to efficiently juggle multiple priorities.
  • Strong communication and interpersonal abilities, capable of building rapport and effective relationships with diverse individuals.
  • Proficiency in property management software (e.g., Yardi, Propertyware, Re-Leased) and the Microsoft Office Suite.
  • Demonstrated problem-solving skills and a proactive, solution-oriented approach to property issues.
  • Possession of a full UK driving license and access to a reliable vehicle for essential property visits.
  • Sound financial acumen for effective budget management and efficient rent collection.

Preferred Qualifications

  • ARLA Propertymark qualification or similar recognised professional accreditation.
  • Experience managing a diverse portfolio that includes both residential and commercial properties.
  • Relevant degree in Real Estate, Business Administration, or a related discipline.
  • Demonstrated strong negotiation skills when dealing with contractors and suppliers.
  • Experience in conflict resolution and effective tenancy dispute management.
