Job Description

Hiring.zycto is seeking a highly motivated and experienced Super – Building to oversee the daily operations and maintenance of our premier residential property located in the vibrant Kildonan area of Winnipeg. This critical role requires a hands-on leader with a strong technical background and exceptional interpersonal skills. As the Building Super, you will be the primary point of contact for residents regarding maintenance concerns, ensuring a safe, clean, and well-maintained living environment for all. You will manage a small team, coordinate with external vendors, and implement preventative maintenance programs to preserve the value and integrity of the building. Key Responsibilities

  • Oversee all aspects of building maintenance, including plumbing, electrical, HVAC, and general repairs.
  • Manage and supervise on-site maintenance staff, including scheduling, training, and performance management.
  • Respond promptly and efficiently to tenant maintenance requests and emergency situations (24/7 on-call rotation may be required).
  • Conduct regular inspections of the property to identify and address potential issues proactively.
  • Implement and manage preventative maintenance programs for all building systems and equipment.
  • Coordinate and oversee external contractors and vendors for specialized repairs and projects, ensuring quality and adherence to schedules.
  • Maintain accurate records of maintenance activities, service requests, and inventory.
  • Ensure compliance with all health, safety, and environmental regulations and building codes.
  • Manage common areas, amenities, and grounds to ensure cleanliness and functionality.
  • Assist with move-in/move-out inspections and unit turnovers as required.
  • Communicate effectively with property management, residents, and colleagues.
  • Procure and manage inventory of supplies and tools.

Required Skills

  • Minimum 3-5 years of experience in building superintendent or a similar role, preferably in residential properties.
  • Proven hands-on experience in general maintenance, including basic plumbing, electrical, carpentry, and HVAC systems.
  • Strong leadership and team management skills.
  • Excellent problem-solving abilities and attention to detail.
  • Ability to respond to emergencies outside of regular business hours.
  • Solid understanding of health and safety regulations and building codes.
  • Proficiency in using maintenance management software and basic computer applications.
  • Valid driver's license and access to reliable transportation.

Preferred Qualifications

  • Journeyman trade certification (e.g., electrician, plumber, HVAC technician).
  • Certification in WHMIS and First Aid.
  • Experience with Yardi or similar property management software.
  • Familiarity with local Winnipeg building bylaws and regulations.
