Job Description

Hiring.zycto is seeking a dedicated and proactive Live On-Site Building Superintendent to oversee the daily operations, maintenance, and resident satisfaction of our valued property in Dorset Park, Toronto. Your day-to-day will involve a diverse range of tasks, from conducting routine inspections and performing minor repairs across various trades – including plumbing, electrical, and carpentry – to coordinating seamlessly with external contractors for more complex maintenance issues. You will play a critical role in preventative maintenance, proactively identifying potential problems before they escalate, and implementing cost-effective solutions efficiently. Building strong, positive relationships with residents is paramount, requiring you to address their concerns with professionalism and empathy, and actively foster a sense of community within the building. Your ability to communicate clearly and effectively, whether explaining a repair schedule or resolving a minor dispute, will be key to your success.

Beyond the technical aspects, this role requires a natural leader and problem-solver who can think on their feet. You’ll be responsible for upholding all building policies and procedures, ensuring strict compliance with health and safety regulations, and managing emergency situations with calm and competence, often outside of regular business hours. You will maintain meticulous records of maintenance requests, repairs performed, contractor schedules, and tenant communications, contributing to the overall efficiency and transparency of property management operations. Key Responsibilities

  • Perform routine inspections of common areas, mechanical rooms, and building systems to identify and address maintenance needs.
  • Conduct minor repairs and preventative maintenance tasks across plumbing, electrical, carpentry, and general building issues.
  • Coordinate and supervise external contractors for major repairs, renovations, and specialized services, ensuring quality and adherence to schedules.
  • Respond promptly and professionally to tenant inquiries, service requests, and emergency calls (24/7 on-call rotation may be required).
  • Maintain cleanliness and orderliness of all common areas, including lobbies, hallways, laundry rooms, recreational facilities, and exterior grounds.
  • Oversee waste management and recycling programs, ensuring proper disposal and collection schedules.
  • Ensure strict compliance with all building codes, safety regulations, and company policies, including health and fire safety protocols.
  • Manage building security, including access control systems, surveillance cameras, and alarm systems.
  • Assist with tenant move-ins and move-outs, including performing detailed unit inspections and coordinating cleaning/repairs.
  • Maintain accurate and organized records of all maintenance activities, repairs performed, contractor visits, and inventory of supplies.
  • Cultivate positive tenant relations through effective communication and conflict resolution.

Required Skills

  • Proven experience (minimum 4 years) as a Building Superintendent or similar property maintenance role.
  • Strong working knowledge of building systems, including HVAC, plumbing, and electrical systems.
  • Proficiency in general building maintenance and minor repair tasks.
  • Excellent communication, interpersonal, and customer service skills.
  • Ability to manage emergencies and work independently with minimal supervision.
  • Basic computer literacy for record-keeping, email communication, and online systems.
  • Physical ability to perform manual tasks, lift heavy objects, and climb stairs.
  • Valid G Class driver's license.

Preferred Qualifications

  • Relevant trade certification (e.g., HVAC, electrical, plumbing licenses).
  • Experience with property management software (e.g., Yardi, BuildingLink).
  • First Aid and CPR certification.
  • Knowledge of the Residential Tenancies Act (Ontario) and related regulations.
  • Experience managing a diverse tenant base in a multi-residential building.
