As our Property Manager – Rentals & Maintenance, you will be the cornerstone of our property portfolio’s success, directly impacting tenant satisfaction and property value. You will manage a varied portfolio of residential and potentially some commercial properties, handling everything from tenant liaison and lease administration to coordinating repairs and ensuring compliance with all relevant housing legislation. Key Responsibilities
- Manage a portfolio of residential and potentially commercial properties, ensuring optimal occupancy and tenant satisfaction.
- Oversee the full rental cycle, including viewings, tenant vetting, lease agreements, and tenancy renewals.
- Act as the primary point of contact for landlords and tenants, addressing enquiries, concerns, and conflict resolution promptly and professionally.
- Coordinate and supervise property maintenance and repairs, liaising with contractors, obtaining quotes, and ensuring work is completed to high standards and within budget.
- Conduct regular property inspections, identifying maintenance needs, ensuring compliance with health and safety regulations, and preparing detailed reports.
- Manage rent collection, arrears, and deposit protection schemes in accordance with legal requirements.
- Ensure all properties comply with current Scottish letting legislation, including gas safety, electrical safety, legionella risk assessments, and EPCs.
- Process tenant move-ins and move-outs, including inventory checks and deposit reconciliation.
- Maintain accurate and up-to-date property records, digital files, and communication logs.
- Assist with budgeting and financial reporting for individual properties within the portfolio.
- Contribute to continuous improvement initiatives within the property management department.
Required Skills
- Proven experience as a Property Manager in the residential sector.
- In-depth knowledge of Scottish letting legislation and regulations.
- Excellent communication and interpersonal skills, both written and verbal.
- Strong organisational and time management abilities, with attention to detail.
- Proficiency in property management software (e.g., Let Alliance, Re-Leased, Arthur Online).
- Ability to work independently and as part of a team.
- Full UK driving licence and access to a vehicle.
- Demonstrated problem-solving capabilities.
Preferred Qualifications
- ARLA Propertymark Level 3 or 4 Qualification in Residential Letting and Property Management.
- Experience with both residential and commercial property management.
- Local knowledge of the Sighthill and wider Edinburgh property market.
- Familiarity with marketing rental properties effectively.
