Hiring.zycto is seeking a highly skilled and dedicated Apartment Superintendent to join our team in Calgary. This pivotal role is more than just maintenance; it’s about being the vital link between our properties and the residents who call them home. As an Apartment Superintendent, you will be the primary point of contact for all building-related issues, ensuring our residential properties are safe, functional, and aesthetically pleasing. You’ll take immense pride in overseeing the day-to-day operational upkeep, performing both preventative maintenance and urgent repairs, and ensuring compliance with all health and safety regulations.

Key Responsibilities
- Oversee and manage the daily operations and maintenance of assigned apartment building(s).
- Perform routine inspections of all building systems, common areas, and grounds.
- Execute preventative maintenance tasks to prolong the lifespan of building assets.
- Respond promptly and efficiently to tenant maintenance requests and emergency calls.
- Conduct minor repairs across various trades, including plumbing, electrical, carpentry, and painting.
- Coordinate, schedule, and supervise third-party contractors for specialized repairs and projects.
- Manage unit turnovers, ensuring apartments are thoroughly cleaned, repaired, and ready for new tenants.
- Maintain cleanliness, curb appeal, and safety standards for all interior and exterior common areas.
- Administer and enforce building rules, regulations, and lease agreements.
- Maintain accurate records of maintenance activities, service requests, and inventory.
- Foster positive tenant relations through excellent communication and problem-solving.
- Implement and monitor safety protocols and emergency procedures.
- Manage inventory of maintenance supplies, tools, and equipment.
Required Skills
- Minimum of 4 years of proven experience as an Apartment Superintendent, Building Manager, or similar role.
- Comprehensive knowledge of building maintenance systems (HVAC, plumbing, electrical, fire safety).
- Strong practical skills in various trades for minor repairs and troubleshooting.
- Excellent problem-solving and diagnostic abilities.
- Exceptional verbal and written communication skills.
- Demonstrated ability to manage time effectively and prioritize tasks.
- Proficiency in handling emergency situations calmly and effectively.
- Valid driver's license and access to reliable transportation.
- Ability to perform physically demanding tasks, including lifting, bending, and climbing.
Preferred Qualifications
- Relevant trade certification (e.g., journeyman plumber, electrician, HVAC technician).
- Experience with property management software (e.g., Yardi, Propertyware).
- First Aid/CPR certification.
- Post-secondary education in property management or a related field.
