Job Description

This is a critical full-time opportunity for a highly experienced and dedicated Condo Manager to oversee the comprehensive operations of a prestigious residential condominium corporation in Calgary. As a professional, you will be the cornerstone of community management, ensuring seamless building operations, fostering positive resident relations, and upholding the highest standards of property value and appeal. This role demands a proactive leader with an exceptional understanding of condominium bylaws, financial stewardship, maintenance protocols, and conflict resolution. You will be instrumental in executing strategic decisions made by the Board of Directors, managing vendor relationships, and leading a team to deliver unparalleled service to unit owners. You will be expected to expertly navigate the diverse needs of unit owners, effectively mediate disputes, and ensure all property operations comply with local regulations and the corporation’s governing documents. A significant part of your role will involve financial management, including preparing annual budgets, monitoring expenses, and providing clear financial reports to the Board. Your leadership will extend to supervising on-site staff, contractors, and vendors, ensuring all services are delivered efficiently, professionally, and within budget. Furthermore, you will be responsible for planning and overseeing capital projects, preventative maintenance programs, and emergency response procedures to safeguard the property’s infrastructure and residents’ safety. Your expertise in asset management will be crucial in preserving and enhancing the property’s long-term value.

Key Responsibilities

  • Oversee daily operations and maintenance of the condominium property.
  • Implement and enforce condominium bylaws, rules, and regulations.
  • Prepare and manage annual operating and capital budgets, ensuring financial stability.
  • Liaise effectively with the Board of Directors, providing regular updates and strategic recommendations.
  • Manage vendor contracts, negotiate services, and supervise external contractors.
  • Respond promptly and professionally to resident inquiries, concerns, and complaints.
  • Facilitate effective communication channels between residents, the Board, and service providers.
  • Coordinate and attend Board meetings, including preparing agendas and minutes.
  • Oversee preventative maintenance programs and capital improvement projects.
  • Ensure compliance with all relevant provincial and municipal legislation and codes.
  • Supervise on-site staff, including hiring, training, and performance management.
  • Manage emergency protocols and ensure property safety and security.

Required Skills

  • Minimum 5 years of experience in condominium or property management.
  • Strong knowledge of Alberta Condominium Property Act and regulations.
  • Proven financial management and budgeting skills.
  • Excellent written and verbal communication abilities.
  • Demonstrated ability in conflict resolution and mediation.
  • Proficiency in property management software (e.g., Yardi, BuildingLink).
  • Exceptional organizational and time management skills.
  • Ability to lead and motivate a team.
  • Valid driver's license and access to reliable transportation.

Preferred Qualifications

  • Professional designation (e.g., RCM, CMOC, CPM).
  • Post-secondary education in Business Administration, Property Management, or a related field.
  • Experience with large-scale residential condominium properties.
  • Familiarity with building systems and construction principles.
  • Bilingualism (English/French) is an asset.
