Job Description

Hiring.zycto is seeking a highly motivated and experienced Land Agent for a crucial field-based role, primarily supporting the transformative Ontario Line project in Toronto. As a Land Agent, you will be at the forefront of land acquisition and property management efforts, playing a pivotal role in facilitating the smooth progression of this vital infrastructure initiative. This position requires a professional who is adept at negotiation, possesses strong interpersonal skills, and has a deep understanding of property law and appraisal principles within the Ontario context.

Your day-to-day will involve extensive fieldwork across various districts of Toronto impacted by the Ontario Line, engaging directly with property owners, businesses, and local communities. You will be responsible for conducting initial site visits, gathering property data, performing due diligence, and negotiating agreements for easements, temporary work spaces, and outright acquisitions. This includes presenting detailed project information, explaining potential impacts, and addressing concerns with sensitivity and professionalism.

The successful candidate will be a proactive problem-solver, capable of working independently while also contributing effectively to a multidisciplinary project team. You will manage a portfolio of acquisition files, ensuring all documentation is accurate, compliant with provincial regulations, and processed efficiently. This role demands meticulous record-keeping, excellent communication capabilities, and the ability to navigate potentially challenging discussions with stakeholders to achieve mutually beneficial outcomes.

You will also collaborate closely with legal counsel, engineers, planners, and environmental specialists to integrate land acquisition strategies with overall project timelines and objectives. Key Responsibilities

  • Conduct comprehensive property research and due diligence for land acquisition.
  • Engage directly with property owners, businesses, and tenants to negotiate agreements for easements, temporary access, and property purchases.
  • Prepare and manage acquisition files, including documentation, reports, and valuations.
  • Coordinate with legal, engineering, and planning teams to ensure alignment of land acquisition activities with project schedules.
  • Explain project impacts, benefits, and compensation processes to stakeholders clearly and transparently.
  • Resolve disputes and address concerns from property owners and the community effectively.
  • Ensure compliance with all relevant property laws, regulations, and company policies.
  • Maintain accurate records and databases related to land acquisition progress and stakeholder interactions.
  • Represent the company professionally in all field engagements and public interactions.

Required Skills

  • Proven experience in land acquisition, property management, or real estate negotiations.
  • Strong understanding of Ontario property law, appraisal processes, and expropriation procedures.
  • Excellent negotiation, communication, and interpersonal skills.
  • Ability to read and interpret legal documents, property surveys, and engineering drawings.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
  • Valid Ontario G Class Driver's License and access to a reliable vehicle for fieldwork.
  • Strong organizational skills and attention to detail.
  • Ability to work independently and manage multiple priorities in a fast-paced environment.

Preferred Qualifications

  • Degree or diploma in Real Estate, Urban Planning, Law, Business Administration, or a related field.
  • Accreditation such as RWA (Right of Way Agent) or willingness to pursue.
  • Experience working on large-scale infrastructure projects, particularly in transit or municipal development.
  • Familiarity with GIS software and property mapping tools.
  • Bilingualism (English/French) is an asset.
