Job Description
Hiring.zycto is actively seeking a highly skilled and diligent Contract Property Inspector to join our dynamic team, focusing on properties within the Finch West LRT corridor and surrounding Toronto areas. This contract role offers a compelling opportunity for an experienced professional to leverage their expertise in property assessment, ensuring the highest standards of safety, compliance, and structural integrity. As a Property Inspector, you will be the eyes and ears on the ground, conducting thorough evaluations of various residential, commercial, and industrial properties. Your work will be critical in identifying potential issues, assessing risks, and providing comprehensive reports that empower our clients to make informed decisions. We are looking for an individual who possesses an acute eye for detail, a deep understanding of building codes and regulations, and exceptional communication skills to articulate findings clearly and concisely.
This position demands a proactive approach, excellent organizational capabilities, and the ability to manage multiple inspection assignments efficiently. You will be responsible for meticulously documenting findings, utilizing specialized tools and techniques to examine property components, from foundations and roofing to electrical and plumbing systems. A crucial aspect of this role involves producing detailed, unbiased inspection reports, complete with photographic evidence and recommendations for repair or further investigation. You will also be expected to maintain up-to-date knowledge of industry best practices, evolving building standards, and local ordinances relevant to property construction and maintenance in Ontario.
Working independently but as part of a supportive network, you will schedule and conduct inspections, interact professionally with property owners, real estate agents, and other stakeholders, representing Hiring.zycto with integrity and professionalism. Key Responsibilities
- Conduct comprehensive visual and functional inspections of residential, commercial, and industrial properties.
- Identify and document property defects, safety hazards, and areas requiring repair or maintenance.
- Evaluate structural integrity, roofing, foundation, electrical, plumbing, HVAC, and exterior/interior components.
- Adhere strictly to local building codes, safety regulations, and industry standards during all inspections.
- Prepare detailed, clear, and objective inspection reports, including photographic evidence and recommended actions.
- Communicate inspection findings effectively and professionally to clients, property owners, and real estate professionals.
- Manage inspection schedules, logistics, and administrative tasks efficiently.
- Maintain accurate records and ensure timely submission of all reports.
- Stay updated with the latest advancements in building science, inspection techniques, and relevant legislation.
- Provide expert opinions and professional advice regarding property conditions.
Required Skills
- Proven experience as a Property Inspector or similar role (minimum 3 years).
- Thorough understanding of building construction, components, and systems.
- In-depth knowledge of Ontario Building Code and relevant municipal bylaws.
- Excellent observational skills and attention to detail.
- Strong verbal and written communication abilities.
- Proficiency in using inspection software and digital reporting tools.
- Ability to work independently and manage time effectively.
- Valid G driver's license and access to a reliable vehicle.
- Physical ability to perform inspections, including climbing ladders, accessing confined spaces, and navigating various terrains.
Preferred Qualifications
- Certification from a recognized property inspection association (e.g., OACETT, InterNACHI, CAHPI).
- Post-secondary education in engineering, architecture, construction management, or a related field.
- Experience with thermal imaging cameras or other advanced diagnostic tools.
- Bilingualism (English and French or other relevant languages for Toronto's diverse population).
- Prior experience in real estate or construction project management.
