Job Description

Hiring.zycto is seeking an experienced and dynamic Real Estate Developer to join our growing team in Cole Harbour, Dartmouth. This pivotal role involves overseeing all aspects of the real estate development lifecycle, from initial concept and feasibility studies through to design, financing, construction, and successful project delivery. You will be instrumental in identifying new development opportunities, conducting thorough market research, and assembling comprehensive business cases that align with our strategic vision and financial objectives. This position requires a proactive leader with a keen eye for detail, exceptional negotiation skills, and a deep understanding of the Nova Scotia real estate market. The ideal candidate will be adept at managing multiple projects concurrently, navigating complex regulatory environments, and fostering strong relationships with stakeholders, including architects, contractors, municipal authorities, and investors. Key Responsibilities

  • Identify, evaluate, and secure new land and development opportunities consistent with the company’s investment strategy.
  • Conduct comprehensive feasibility studies, market analysis, and financial modeling for potential projects.
  • Manage the entire development process from zoning and permitting to design, construction, and project close-out.
  • Assemble and lead project teams, including architects, engineers, contractors, and other consultants.
  • Develop and maintain detailed project budgets, schedules, and financial projections.
  • Negotiate acquisition agreements, leases, construction contracts, and other necessary legal documents.
  • Secure project financing through various channels, including equity partners and debt providers.
  • Ensure compliance with all municipal, provincial, and federal regulations and building codes.
  • Cultivate and maintain strong relationships with community stakeholders, government officials, and industry professionals.
  • Monitor project progress, identify potential risks, and implement mitigation strategies to ensure timely and on-budget delivery.
  • Present project updates and recommendations to senior management and investors.

Required Skills

  • Bachelor's degree in Real Estate, Business Administration, Urban Planning, Civil Engineering, or a related field.
  • Minimum 5 years of progressive experience in real estate development, project management, or a related sector.
  • Demonstrated experience in financial modeling, proforma development, and investment analysis.
  • Strong understanding of the Nova Scotia real estate market, zoning bylaws, and regulatory processes.
  • Proven ability to manage complex projects from inception to completion.
  • Exceptional negotiation, communication, and presentation skills.
  • Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
  • Valid driver's license and access to reliable transportation for site visits.

Preferred Qualifications

  • Master's degree in Real Estate Development, MBA, or a relevant professional designation (e.g., PMP).
  • Experience with a variety of asset classes (residential, commercial, mixed-use).
  • Familiarity with project management software (e.g., Microsoft Project, Asana).
  • Established network of contacts within the local real estate and construction industries.
  • Experience with sustainable building practices and green certifications.
