Job Description

As a Strata Manager at Hiring.zycto, you will be the cornerstone of effective property management within your assigned portfolio in London. This pivotal full-time role demands a proactive, detail-oriented professional with a deep understanding of leasehold and freehold property regulations, particularly within the UK context. You will be instrumental in fostering positive relationships between residents, landlords, and service providers, ensuring the smooth and efficient operation of diverse residential and mixed-use developments. Your day-to-day will involve a comprehensive suite of responsibilities from financial oversight and budget management to coordinating maintenance projects, managing contractors, and ensuring strict compliance with all statutory and company policies.

You will be expected to conduct regular site inspections, identify potential issues, and implement effective solutions to maintain the highest standards of property presentation and safety. A key aspect of your role will be engaging with leaseholders and residents, handling enquiries, addressing concerns, and facilitating resolution in a timely and professional manner. This includes chairing residents’ meetings and ensuring clear, transparent communication channels are maintained. Furthermore, you will play a critical role in managing service charge accounts, preparing annual budgets, and overseeing expenditure, ensuring financial prudence and accountability for all managed properties.

Key Responsibilities

  • Manage a diverse portfolio of residential and mixed-use properties, ensuring adherence to leasehold/freehold covenants.
  • Conduct regular property inspections, identifying maintenance needs and overseeing resolution.
  • Prepare and manage annual service charge budgets, ensuring financial transparency and efficient expenditure.
  • Coordinate and supervise contractors for maintenance, repairs, and improvement projects.
  • Chair residents' meetings, AGMs, and EGMs, providing clear communication and facilitating decision-making.
  • Handle leaseholder and resident enquiries, complaints, and disputes promptly and professionally.
  • Ensure compliance with all relevant health and safety regulations, property law, and company policies.
  • Maintain accurate records and documentation for all managed properties.
  • Foster strong relationships with residents, landlords, clients, and third-party suppliers.
  • Oversee insurance claims and renewals for managed properties.
  • Manage arrears collection and legal procedures related to lease violations.

Required Skills

  • Proven experience (minimum 3 years) as a Strata Manager, Block Manager, or Property Manager.
  • Strong understanding of UK leasehold and freehold property law.
  • Excellent financial management and budget preparation skills.
  • Exceptional communication and interpersonal abilities.
  • Demonstrated ability to manage and resolve complex issues.
  • Proficiency in property management software and MS Office Suite.
  • High level of organisational and time management skills.
  • Valid UK driving license.

Preferred Qualifications

  • IRPM, RICS, or ARMA qualification.
  • Experience with a diverse portfolio including historical or listed buildings.
  • Knowledge of building surveying principles.
  • Fluency in additional languages.
