Hiring.zycto is seeking a highly experienced and visionary Director of Construction – Residential to lead our ambitious portfolio of residential development projects in the vibrant Toronto market, with a specific focus on the Governor’s Bridge area and surrounding communities. This is a critical leadership role for an individual who thrives on bringing complex projects from conception to successful completion, ensuring the highest standards of quality, safety, and efficiency. You will be instrumental in shaping the future of urban living, overseeing all facets of residential construction, from initial planning and pre-construction activities through to project close-out and homeowner occupancy.
As the Director of Construction – Residential, you will be the strategic lynchpin, responsible for driving operational excellence and fostering a culture of continuous improvement within our construction division. Your leadership will directly impact our ability to deliver superior residential properties that not only meet but exceed market expectations and regulatory requirements. This role demands a proactive leader with a deep understanding of residential building codes, construction methodologies, cost management, and risk mitigation strategies specific to high-density and luxury residential developments. You will mentor and manage a team of project managers, site superintendents, and other construction professionals, fostering their growth and ensuring project teams are well-resourced and highly effective. Key Responsibilities
- Provide strategic leadership and oversight for all residential construction projects, ensuring alignment with company objectives and market demands.
- Manage the full project lifecycle, including planning, budgeting, scheduling, resource allocation, risk management, and quality control from pre-construction to post-construction phases.
- Lead, mentor, and develop a high-performing team of project managers, site superintendents, and construction staff, fostering a collaborative and productive work environment.
- Ensure strict adherence to all health, safety, environmental, and building code regulations, implementing best practices across all sites.
- Oversee financial performance of projects, including cost control, budget forecasting, variance analysis, and contract administration with consultants and trade partners.
- Cultivate strong relationships with stakeholders, including developers, architects, engineers, municipal authorities, and trade contractors.
- Implement and refine construction processes, technologies, and methodologies to enhance efficiency, quality, and innovation in residential builds.
- Drive continuous improvement initiatives and ensure projects are delivered on schedule, within budget, and to the highest standards of quality and craftsmanship.
Required Skills
- Minimum of 12 years of progressive experience in residential construction management, with at least 5 years in a senior leadership or Director-level role.
- Proven track record of successfully delivering large-scale residential projects (e.g., high-rise condominiums, luxury townhomes) in the Greater Toronto Area.
- Exceptional leadership and team management skills with the ability to inspire, motivate, and develop a diverse team of professionals.
- Expert knowledge of residential building codes, construction methods, materials, and safety regulations (OHSA).
- Strong financial acumen, including budgeting, cost control, procurement, and contract negotiation.
- Proficiency in project management software (e.g., Procore, MS Project) and construction management principles.
- Excellent communication, negotiation, and interpersonal skills to manage relationships with all project stakeholders.
- Demonstrated problem-solving abilities and a strategic approach to complex construction challenges.
Preferred Qualifications
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field.
- Professional Engineer (P.Eng) designation or relevant industry certifications (e.g., Gold Seal Certification).
- Experience with sustainable building practices and LEED certification processes.
- Familiarity with the specifics of the Toronto development and permitting landscape.
- Master's degree in Construction Management or Business Administration (MBA).
